Even though the market is down in the Greater Nashville area, our property values have only dropped slightly since the market shift in mid-2007.  If buyers expect to come in and secure a contract on a home by offering 20% below the asking price, it's not likely to happen!  The ratio of sale price to list price in the Williamson County part of Spring Hill was 98.3% during the last quarter of 2008.  This is based on the 64 homes that actually SOLD and CLOSED.  It does not include the 213 listings that expired or were withdrawn during the same time period.  Home sales were down 33% the last quarter of 2008 compared with 2007.

Below is a look at how our Spring Hill real estate market has changed over the past few years.  We shifted from a sellers market to a buyers market rather abruptly in approximately July/August 2007.  Activity dropped sharply over the matter of just 3 weeks.  Chances are that the next market shift will also happen very quickly.

Gateway Church Christmas Musical in Franklin TN

The kids of Gateway Church in Franklin TN held their first Christmas Worship Musical on Sunday.  The kids, ranging from those in kindergarten to twelth grade, had various speaking, acting and singing parts.  The musical included six scenes:

  • Children at the church practicing for a musical
  • Children talk about what to do for the Christmas challenge
  • Children donate to the homeless shelter
  • The Christmas Story is told
  • A message is shared with the congregation
  • Children meet and share their experiences with giving
