It's always a good idea to get a home inspection.  Michael's advice is right on!

I had an interesting conversation with a good friend a few days ago.  She has been renting a condo from a mutual friend.  Her plan is to find a bigger place to rent, get a roommate and save some money to buy her own home.  I followed her thought process and wanted to do whatever I could to help her. 

There are lots of online resources for rentals in the Middle Tennessee area but she couldn't find the right place that would give her the space she needs, allow her to stay near her job and keep her daughter in a certain school.   She wanted me to look at houses that are available for sale and see if there were remarks in the listing that indicate the owners would consider renting the home.  After scouring the Nashville Area MLS, I came to a few conclusions. 

• Most home owners with their home up for sale are not going to be overjoyed at the idea of renting their property.  They wouldn't have it on the market if they didn't intend to sell it.  It is possible we could come across someone who would be interested in renting out their home but chances are slim.  If it's not advertised as a rental, it probably isn't for rent!

• Since these home owners want to sell, a lease purchase might be more appealing.  If a lease purchase was an option, it would limit the housing options in terms of size, features and location of homes.  When you are ready to buy, wouldn't it be nice to have a wide selection?  Often a lease purchase requires a sizeable deposit.  Depending on how the agreement is written, it could be a non-refundable deposit.  Knowing various aspects of my friend's situation, I know a lease-purchase is not her best option.

• Several of the homes in her area of Nashville are short sales and pre-foreclosures.  There's no way these homes are going to be rental prospects!  That brings up a whole other issue.  Just because a tenant pays the rent doesn't mean that the landlord uses it to pay the mortgage.  I've heard a few stories of good rent paying tenants being kicked out of their home because the property ends up in foreclosure.  There is definitely piece of mind in knowing your landlord is actually paying the note.  You can rest assured that foreclosure is not on the horizon. 

I wasn't trying to be negative but this conversation did bring up several things that my friend hadn't thought about.  My point was this... she has a pretty sweet situation renting from someone she trusts.  I would love to see her save to buy a home but consider options carefully!

I've received lots of questions recently about the First Time Home Buyer Tax Credit from friends and clients.  I wanted to have an easy way to look at the basic information and I found this chart from the National Association of Realtors.  It compares the tax credit for home purchases from January 2009 through November 2009 with those offered for purchases during most of 2008.

This weekend I was at The Cloister at St. Henry in Nashville showing every available 2 bedroom, 2 bath flat style condo unit.  This was my buyer's first trip to view the independent living community for people age 55 and over. 

My client has been content renting a little apartment for many years.  At the request of her son, she gradually became open to looking at condominiums.  By the end of our scheduled showings, she was excited about the idea of moving into her own condo.  She enthusiastically gave her favorite condos a ranking of 1, 2 and 3.  Why is she so excited about The Cloister? It has everything she is looking for: 

 2 bedroom flat condo with few or no stairs

 Laundry room in the condo

 Attached garage

The Cloister is located on the west side of Nashville between Highway 70 (Harding Pike) or Highway 100 off of Vaughns Gap Road.  Access is also available from St. Lukes Drive off of Highway 70.  The Cloister is convenient to Belle Meade, West Meade, Green Hills, Forest Hills and Bellevue and is located in the 37205 zip code. 

At this time, there are seven different 2 bedroom, 2 bath units available.  All 2 bedroom units have a one-car garage.  Available 2 bedroom condos are priced under $170,000 and range in size from about 1,250 to 1,400 square feet.  There are some larger units in The Cloister that include 3 bedrooms and a two-car garage. 

The Cloister has a monthly association fee of $250.  This fee covers maintenance to pool and club house, exterior maintenance, grounds maintenance, insurance on the building, trash pickup, sewer and basic cable. 

The Cloister includes sidewalks on one side of each street, street lights and underground utilities.  While we were visiting, it was quiet outside and we could heard the birds chirping.  We saw residents walking and spending time outside.

While showing homes in the Franklin TN area this past weekend I had a surprising experience.  At a glance there seems to be quite a few properties that fit my clients' needs and their price range - the mid $200,000s.  We looked at five homes but could have choosen a few more to see.  You might expect some of those five homes to be good prospects, right?  Not even close!  We have excluded all five homes plus one other property that we drove by.  My buyers are looking for a house with three bedrooms on the main level and very few stairs to enter the home.  They want a little space to raise a family and be able to relax outside.  The Goal: A one level home with or without a bonus room.  Unfortunately, this is what we found:

1) The home was not put into the MLS correctly.  It indicated three bedrooms on the main level but in reality, it only had one down stairs.  You had to climb a whole flight of stairs to reach the other two bedrooms.  We didn't even look upstairs because my client can't physically climb that many stairs.  This is probably my biggest pet peeve - attention to detail when using one of the greatest resources agents have.  The MLS information is only as good as the attention to detail of the person putting in the listing!! 

Do you have interest in a house with 0 bedrooms and 5 full baths? I know where that one is too! The sellers would probably be sick if they realized how many people don't even know their (limited service) listing is on the market!  I can't recall a single home search I've set up that didn't begin with minimum number of bedrooms.

2) The price was appealing but the traffic noise from the nearby Interstate was not what my clients had in mind for relaxing in their back yard.  This house would also require a good bit of updating to be what they wanted. 

3) Lots of traffic noise from a parkway behind house.  This house also needs some work.

4) Very nice home.  Exactly what my clients are looking for but there's a busy parkway just past the beautifully landscaped back yard.  Again, too much traffic noise.

5) My clients weren't comfortable with the neighborhoods surrounding this last house. 

Even though we crossed out each of these houses on our list, I do consider it to be a productive afternoon.  This was our first day out to look at homes so even though I knew some of these homes backed to a parkway, I still thought is was worthwhile to view the house as an example of what the neighborhood had to offer.  It's good for buyers to see what is really out there.  The photos and details online might make a house look better than it is or it might only tell part of the story.  You've got to see the property in person - inside, outside & the surrounding area to tell if it's for you.   While certain areas and price ranges do have a lot of inventory that MEETS YOUR EXCEPTATIONS, others might not. 

These particular buyers are looking for something that is a bit scarce in this price range.  When it pops up, we are going to have to move fast.  Don't let popular opinions or misconceptions (all sellers are desperate, homes are selling for way below asking price, there are plenty of homes to choose from, etc.) keep you from your ideal next home.  As for the buyers I spent the afternoon with, they are pre-qualified and we are ready to pounce when the right property comes along!
